Formula and method

area factor = (length factor)²

One foot is 0.3048 m, so one square foot is 0.3048² = 0.09290304 m². Using 0.3048 directly on an area would under-report it by more than a factor of three.

Notes and limitations

  • Area factors are squares of length factors. Converting an area with a length factor is a common and severe mistake.
  • A hectare is exactly 10,000 m², about 2.471 acres. Both are used for land, with hectares standard in most of the world and acres in the US, UK and parts of South Asia.
  • Property listings measure floor area differently by country — some include balconies, external walls or shared space. Converting the number does not make two listings comparable.

Why can't I just use the length conversion factor?

Because area has two dimensions. The factor must be squared: a foot is 0.3048 m, but a square foot is 0.3048², which is 0.0929 m². Using 0.3048 would understate the area by about 70%.
